Concept provides turnkey work space for independent hair stylist professionals

Sola Salon Studios, a concept that enables professionals to operate independently-owned private salon studios, has signed a lease with Hill Management Services, Inc. for 7,688 square feet of space within Westview Promenade, a 200,000 square foot open-air shopping venue. Positioned at the intersection of Maryland Route 85 (Buckeystown Pike) and Crestwood Boulevard, this represents the second location in Frederick County and ninth in Maryland for Sola Salon for the nationally-franchised business. Ashley Zito of Hill Management Services represented the landlord and Bob Morris, Ryan Wilner and Mason Bernstein of KLNB Retail represented the tenant in this transaction.

Opened June 12, Sola Salon Studios is outfitted with 40 private salon studios that can be utilized by hair stylists, estheticians, eyebrow artists, barbers, nail technicians and other professionals working in the cosmetology industry. Each turnkey space complete with common use amenities including hot water supply, laundry services, bathrooms, cabinets and entry systems, as well as regular educational offerings to support each business. Studios are available in single, large and double sizes.

“This shared workspace concept is growing in popularity throughout the country among hair stylist professionals,” explained local franchise owner Jim McEvoy, who expects to open his 10th location in the Canton area of Baltimore City this summer. “It is attractive to entrepreneurs that wish to have nearly 100% control of their business, without worrying about office politics and which songs are being played on the speakers. The technicians have access to a fully-functional space and can focus all their efforts on building a successful following, including setting pricing and managing their work schedules.”

Westview Promenade is anchored by Regal, a 16-screen movie theatre and features stores such as MOM’s Organic Market, Ann Taylor Loft, Starbucks, Chico’s, MOD Pizza and White House Black Market. More than 90,000 consumers reside within a five-mile radius of the center, including nearly 35,000 households with an average household income exceeding $85,000.

“Jim is a seasoned entrepreneur and we have an extreme high level of confidence in his ability to successfully operate this second location in Frederick,” explained Danielle Beyrodt, Vice Presidentand Chief Operating Officer of Hill Management Services. “This concept is novel and removes the day-to-day management stresses away from the hair stylist professionals so they can concentrate on what they know and do best. Similar models are emerging throughout the country with customers embracing the idea, and we believe this will be a consistent traffic generator for Westview Promenade.”

“When looking for a location to open in Frederick several years ago, Westview Promenade was actually our first choice but we were disappointed the center was completely leased at that time,” McEvoy stated. “We have always kept our eye on the status and, when an appropriate space came available, we jumped at the opportunity. We consider it the premier shopping location serving Frederick County.”
