28 Walker Associates Engineers Porter Street Apartments in McHenry Row to 100% Solar Power

Initiative translates to lower rental costs for studio, one and two-bedroom units

BALTIMORE, MD (June 5, 2019) – Porter Street Apartments, a 223-unit multifamily building located in the Locust Point section of Baltimore City at McHenry Row, has been engineered to operate on 100% solar power throughout the studio, one and two-bedroom units, as well as the common space areas. The project, delivered by 28 Walker Associates in fall 2017, has been configured with a new energy grid system that translates to lower rental costs for residents of the building on 1401 Porter Street. The units range from 500 to 1200 square feet of space.

The building offers unique all-inclusive living. Residents pay one set rate for rent, parking, pet deposit, electric, water, sewer, trash, administration fees, package lockers, and pool membership.

“We designed the building for all-inclusive living so we were able to use one master utility meter for the entire building. This gave us a unique opportunity to operate the entire project utilizing solar power. In a traditional apartment building set up, the landlord would only have control over common-area utility procurement,”stated Alex Mandel of 28 Walker Development.

“The Porter Street Apartments are powered by an offsite solar array located in nearby Frederick, Maryland. The offsite solar solution is perfect for this project as it allows us to utilize solar power in a location that otherwise wouldn’t be a good fit for solar. The long term contract that we have in place with the Frederick array comes with a low electricity rate thatis passed onto our residents,” he added.

To achieve their sustainability and financial goals, 28 Walker Associates partnered with MD Energy Advisors to find a renewable solution. Solar power allows 28 Walker Associates to lock in stable energy pricing for 20 years, as opposed to a traditional four-year energy contract.

Porter Street Apartments offer fifteen different floorplans ranging from studio and one bath units to two-bedrooms and two baths. Standard amenities include floor-to-ceiling windows, stainless steel EnergyStar appliances, European-style cabinetry, floating kitchen islands, quartz counter tops in the kitchens and baths and ceramic stovetops.

Communities amenities include a coverage parking garage with direct access to the apartment units, a private swimming pool and sundeck, and outdoor dining area with barbeque area, a modern clubhouse with flat screen television sets and a gas fireplace and a fully-equipped fitness center.

McHenry Row is a 20-acre mixed-use project consisting of commercial office space, upscale apartments, a Harris Teeter grocery store and complementary restaurants and retailers. Locally-operated tenants at the project are Samos Greek Island Grill, Iron Rooster and Diamondback Brewing Company. McHenry Row III, a five-story, 75,000 square foot Class “A” commercial office was recently completed.

Also contained within an adjacent parking garage is a new Tesla Supercharger station, featuring eight separate Superchargers. The station, for use by Tesla owners, is situated in the McHenry Row east garage located at 1641 Whetstone Way. McHenry Row is a project of 28 Walker Development.
