Spaces will lease two floors in The Boro’s industrial-style ‘Loft’ building

The Meridian Group announced today that Spaces, a leader in flexible workspaces, is opening a location at The Loft, a five-story office-over-retail building at The Boro in Tysons.

Spaces, a coworking brand of parent company IWG with more than 50 locations in the U.S., will lease about 50,000 square feet, 66% of the office in The Loft, and is anticipated to open later this year. Spaces will occupy The Loft’s fourth and fifth floor.

“We are delighted to have one of the world’s most innovative coworking companies opening a location at The Boro,” said Tom Boylan, Senior Vice President of The Meridian Group, which is developing The Boro. “Spaces specializes in building creative workspaces, and The Loft will be a perfect home for this dynamic company.”

Spaces not only provides flexible workspaces, but also offers a full calendar of business events, speakers and networking lunches for its clients.

“The entire DC metro area has seen a meteoric rise in startups looking to call this area home base. As a result, we’ve seen an increase in demand from businesses of all sizes that are looking for flexible working solutions,” said Michael Beretta, Vice President on Network Development at IWG. “In today’s market, we know that scale and flexibility are crucial for a company’s growth and Spaces is the leader in meeting both of those needs.”

Terry Reiley, Anna Faktorow and Rosanne Richards of CBRE represented The Meridian Group in the deal. Jennifer Ziegler and Jake Katz of JLL represented Spaces.

The Loft features three floors of office space perched atop two stories of retail. The three floors of loft office space offer the unique feature of operable windows and 14-foot ceilings.

The Loft offers a prime location fronting The Boro’s vibrant main retail street, Boro Place. The lobby sits directly across from a flagship Whole Foods Market, the largest in the DC area, which is planning to open in the fall of 2019.

“You could not ask for a better coworking space location,” said Boylan said. “Everyone working here will benefit from the incredible amenities outside their front door.”

Located within walking distance of the Greensboro Metro station, The Boro will consist of a vibrant mix of office, rental and for-sale residential, retail, entertainment and open park space. The 15-acre development is the premier Metro-oriented, mixed-use destination in Tysons.

The Boro is designed to bring people outside, with walkable streetscapes, pedestrian-friendly roadways, public green spaces and first-class entertainment, dining and shopping.

“The Boro will offer a unique urban neighborhood experience in Tysons,” Boylan said.

In addition to the flagship Whole Foods Market, The Boro will also feature Kerasotes Showplace Theatres, which will open a luxurious new cinema with 14 state-of-the-art screens and upscale dining options.

“We’re excited to see Spaces join the premier roster of tenants that have chosen The Boro,” Boylan said. “Their new home in Tysons will be a perfect complement to our growing community.”
