Residential leasing program to initiate in May with move-ins scheduled for July
Construction activities on Wheelhouse, a co-living development situated on 1110-1106 S. Charles Street in the Federal Hill section of Baltimore City, are approximately 50% completed with the residential pre-leasing program expected to initiate in May, in advance of the expected delivery of the five-story building this July. Developed by 28 Walker Development, the project will contain 29 apartment homes and approximately 5500 square feet of ground floor retail space. Resident amenities include full-service workspaces, a resident lounge, separate dining room and kitchen areas and an outdoor courtyard.
The residential component will be configured with small studios, along with two, three and four-bedroom designs ranging from 400 to 1200 square feet of space, with residents having the option to rent furnished or non-furnished apartments. Complimentary amenities include a Priority brand bicycle for each apartment, WiFi, cable television and housekeeping services,as well as regular special event programming. Wheelhouse will also provide a service to help connect residents with potential roommates.
Of the 5500 square feet of retail space available at Wheelhouse, approximately 4000 square feet has been taken off the market. BRD, a local restaurant that currently operates a food stall within R. House in Remington, will be opening a second location in Federal Hill. In addition, 28 Walker is actively engaged in negotiations with a national franchise concept, leaving 1400 square feet of space available for the lease.
The co-living concept is rapidly gaining popularity around the country with people interested in community living;combining thoughtfully designed living spaces with curated events that foster a community within the building.
