MacKenzie Tapped for Maple Lawn, Seeks Anchor for New Building

MacKenzie Commercial Real Estate Services, LLC has been selected as the exclusive listing broker for the office, retail, and medical office space in Maple Lawn, a nearly 2 million square foot mixed-use development in Howard County, MD. Under the agreement, three of MacKenzie's specialized leasing teams will work on the project simultaneously.
Located three miles from I-95 and equal distance to Washington and Baltimore, Maple Lawn is home to a blend of corporate, professional, and medical services, a wide variety of housing options, high-end retail, and numerous dining amenities.
MacKenzie is currently marketing 30,000 square feet of class A medical office space and 15,000 square feet of class A office space in the development's three existing office buildings. A fourth building proposed for the project will include up to 110,000 additional square feet for lease.
"We are currently seeking a large tenant to initiate construction of the fourth building. The steel is on site, the building permit is in hand, and the building can be delivered in about 15 months," said Gary Applestein, Senior Vice President and Principal of MacKenzie Commercial Real Estate Services, LLC.
"The community's easy access to Columbia , Baltimore , Fort Meade/NSA, the new FDA facility in White Oak, and suburban Maryland counties, make Maple Lawn a natural location for many firms including insurance, healthcare, pharmaceutical, defense, IT, government, and university or educational users," he added.
The 600-acre community, developed by award-winning Greenebaum and Rose Associates Inc., is already home to a diverse array of firms including Raytheon/Solipsys Corporation, KCI Technologies, Harris Teeter, Quality Associates, AAA MidAtlantic, and Lincoln Financial. Recently, MacKenzie also signed Chesapeake Urology, M&T Bank, Calico Corners, Pangia Technologies, and Looney's Pub to the campus.
MacKenzie Retail, a division of MacKenzie Commercial Real Estate Services, is presently marketing 8,000 square feet of existing street level retail space at Maple Lawn and pre-leasing a 14,800 square foot retail building under construction.
"Maple Lawn's impeccable design, pedestrian-friendly walkways, and distinctive retail mix, which includes national retailers like Harris Teeter, boutique stores, and restaurants featuring local flavor like Looney's Pub, offer urban amenities in a small-town setting," said Tom Fidler, Senior Vice President and Principal of MacKenzie Retail. "This unique atmosphere coupled with Maple Lawn's increasing day and night-time population has attracted the attention of retailers who are vigilantly seeking lucrative opportunities in the market."
When complete, Maple Lawn will include seven distinct neighborhoods, 1,340 residences, 1.7 million square feet of class A office and medical space, 210,000 square feet of research and development space, and 182,000 square feet of retail space.
