Specialty Grocer Streets Markets Becomes Second Anchor Tenant At Yard 56 In Baltimore City With Signing Of 23,000 SF Lease

Representing the second location in Baltimore City for its specialty grocery store, concept Expected to open in the first phase of the new mixed-use development on Eastern Avenue in 2020

Streets Markets Café, a privately-owned and operated neighborhood grocery store that emphasizes healthy food products, has selected Yard 56 as the site of its second location in Baltimore City and seventh overall in the Maryland, Northern Virginia and Washington, D.C. marketplaces. The company signed a lease with MCB Real Estate for 23,000 square feet of space within the Yard 56 development located at 5601 Eastern Avenue which is currently under construction.

“Streets Markets Café fills a significant void on the eastern side of Baltimore City for a high-quality grocery store, as there are scarce few options currently,” explained P. David Bramble, Managing Partner of MCB Real Estate. “Among the most important anchor tenants a development can attract is a supermarket, given the consistently high traffic that is generated, coupled with the formation of the identity of the project in the eyes of the local community. The grocery store industry is currently being disrupted in a number of ways, with consumers gravitating to products grown and produced locally, which plays into the strengths of Streets. Because they are relatively small and privately-operated, Streets invests considerably into creating a concept that offers a comfortable and welcoming environment. We are confident that the neighborhood will notice this difference and embrace the customer-first philosophy that permeates this company.”

Streets Markets Café currently operates locations in the Alexandria and Arlington sections of Northern Virginia and three sites in Washington, D.C. A location positioned near the intersection of N. Charles Street and Saratoga Street opened in 2015.

Striving to become a “kitchen away from home,” Streets Markets & Café offers a selection of fresh produce, seafood, meat, packaged goods, baked goods, household products and prepared meals with an emphasis on organic, natural and traditional household staples.

“Streets Market at Yard 56 will be a one-stop grocery store focused on quality, variety, fair prices and a diverse assortment of products from around the world,” stated Campbell Burns, Vice President of Hanna Food Distributors/Streets Market. “This will be our second store in Baltimore and we are proud to continue to grow in such as great city. We believe that our concept caters to urban-oriented shoppers looking for a well-curated variety of organic, conventional, local and international items in a convenient, small store format. Our stores are filled with fresh produce, groceries, grab & go items, meat and seafood, baked goods, coffee, tea, pet products, household goods and much more. We take great pride in our close relationship with our customers and look forward to our future on Eastern Avenue.”

Ground was officially broken on Yard 56 this spring with Phase I, comprising more than 100,000 square feet of commercial office space and 80,000 square feet of retail space, is expected to deliver in 2019. LA Fitness previously signed a lease for a 34,000 square foot fitness facility and gym in this initial phase.

“The community has patiently awaited the arrival of Yard 56 and Streets Markets adds an important shopping element to the development,” Bramble added. “Our intent is to create a project that becomes a regular part of the lives and routines of the local community and this lease brings us one step closer to the reality.”

Alex Montague, Senior Vice President of Lee & Associates Maryland represented the tenant in this leasing transaction and Andy Segall and Jamie Lanham represented the landlord
