The transaction was brokered by Justin Verner, Senior Advisor and leader of SVN REALSITE’s Multifamily Practice, and Brooks Healy, SVN REALSITE Advisor. SVN served as the exclusive advisor and agent for Sage Management in the disposition.

Windsor Arms is a 56,000 square foot garden apartment community consisting of 56 units. Tenant amenities include on-site parking and coin-operated laundry. The property is steps away from mass transit and certified lead free. At the time of sale, it had a mix of market rate and subsidized tenants.

Situated in the Windsor Hills neighborhood of Northwest Baltimore, the property is located minutes from Coppin State University, Baltimore City Community College, Druid Hill Park, and Mondawmin Mall. Major employers of the area include the Social Security Administration and University of Maryland Rehabilitation and Orthopaedic Institute.

According to Verner, “This purchase was yet another example of an out-of-state buyer seeking higher yields than available in their home market. They will look to further improve the asset and move rents to market.”
