The Meridian Group announced today it has purchased 8280 Greensboro Drive, a 209,669-square-foot Class A office building in the firm’s new Boro District in the heart of Tysons.
The nine-story building is ideally located adjacent to The Boro, the Meridian Group’s 4.2 million-square-foot development featuring offices, apartments, condominiums, retail, restaurants and entertainment. The development, which will include the area’s largest Whole Foods Market and a 15-screen ShowPlace Icon movie theater, will be the preeminent urban center in Northern Virginia.
The property is located in the fast-evolving, highly-coveted community that the Meridian Group recently named the Boro District. It will feature 2 million square feet of office space with 10 buildings.
The Meridian Group, a real estate investment and development firm based in Bethesda, Md., purchased the building for an undisclosed price. The LEED Gold-certified building is 83 percent leased to a diverse group of tenants.
The building’s amenities include:
- A new conference center with adjustable meeting layouts;
- A new fitness center with lockers and shower facilities;
- An on-site casual eatery, The Perfect Pita;
- On-site structured parking with a generous four parking spots per 1,000 square feet of office space;
- A beautifully landscaped entry plaza featuring a waterfall, outdoor seating and green space.
The building on Greensboro Drive is across the street and within a five-minute walk to the Greensboro Metro station, and offers easy access to the Dulles Toll Road, Capital Beltway, I-66 and Route 7.
The property joins three award-winning projects -- The Boro, Boro Station and EastBoro – in the Boro District. The community is designed to bring people outside -- with pedestrian-friendly roadways, attractive open spaces and a variety of restaurants offering outdoor seating. It will also offer an impressive array of retail, entertainment, office and residential space built to the highest standards of quality, and will be one of the preeminent communities in the Washington, DC metro area.
The seller of 8280 Greensboro Drive was represented by Bill Collins, Drew Flood and Sean Collins of Cushman & Wakefield. Marshall Scallan of Cushman & Wakefield represented Meridian in procuring its senior secured debt.
