Since 2010, Howard County and Anne Arundel County’s population base has grown quicker than the state of Maryland. Howard’s growth rate of nearly 10% exceeded even neighboring Montgomery County, which grew by 6.9% over the same period.
In addition to expanding employment drivers, including Fort Meade and the Johns Hopkins Applied Physics Laboratory, Howard and Anne Arundel have benefitted from their proximity to the DC Metro region.
While overall population has declined in Baltimore City, the number of bachelor’s educated and higher residents has grown in the city by 31,125 since 2010. The inflow of college-educated residents has helped fill multi-family development downtown, where over 3,000 apartment units have delivered since 2014.
Office demand has followed population growth trends in Howard and Anne Arundel County. The two counties have recorded nearly 300,000 s.f. of Class A positive net absorption year-to-date, which is more than double the overall Baltimore metro’s Class A net absorption of 138,177 s.f.
