Gross Mendelsohn Signs Office Lease at Phase 3 of McHenry Row

— KLNB Secures Lease Prior to Start of Building Construction —

KLNB, the full-service commercial real estate brokerage firm, announced today that Gross Mendelsohn has signed a lease in the five-story, 75,000-square-foot office building that is part of Phase Three of the McHenry Row expansion. The accounting, tax, wealth advisory and technology consulting firm has leased 23,000 square feet of office space. Joe Nolan and Dave Fritz principals at KLNB represented the developer, 28 Walker Development. Courtenay Jenkins and Bronwyn LeGette of Cushman & Wakefield represented the tenant.

Gross Mendelsohn’s signed lease comes before construction on the building has even begun, which Nolan says is a rare occurrence but speaks to the value of McHenry Row and high demand for the property.

“We’ve seen incredible success throughout all phases of development at McHenry Row because it is truly the ideal mixed-use development,” said Nolan, principal at KLNB. “Not only have we created a prime ‘live, work, play’ community, it’s centrally located with easy access to I-95, there is free parking and it’s based in Locust Point where there is a huge millennial profile. Businesses like Gross Mendelsohn want to be where the next generation of talented workers are and they know that McHenry Row will deliver for them.”

David Goldner, managing partner at Gross Mendelsohn, a five-time recipient of the Baltimore Sun’s Top Workplace award, echoed those sentiments. “We’re thrilled to be moving to McHenry Row — it offers the location, amenities and exciting atmosphere that support the lifestyle of our employees, along with the visibility that will continue to attract talented staff and new clients. In addition to the 75,000-square-foot office building, Phase Three of McHenry Row is also set to encompass a 126-room Marriott Courtyard hotel. Construction on the office building will begin November 2017 and is scheduled to be completed October 2018.

McHenry Row is located in South Baltimore, in the Locust Point neighborhood along Key Highway. The mixed-use development opened in 2011 and is now home to three apartment complexes and a variety of tenants such as Innovision Eye Care, Vein Clinics of America, Iron Rooster, Harbor Lights Tanning Studio, Ruby 8 Noodles & Sushi, Horizon Family Dental Care, REV Cycle, World of Beer, The Cellars, Starbucks, M&T Bank, Jimmy John’s, Dogma for Pets, Charm City Run, Massage Envy, Samos Greek Island Grill, The Frame Mender, Dunkin’ Donuts, Nail Trix, Fresh Cleaners, Hair Cuttery, Verizon, PNC Bank, Kiddie Academy of Locust Point, Share Kitchen and Diamondback Brewery.
