Transwestern Retained to Sell 3311 Toledo Road
Transwestern today announces it has been retained by Cohen Equities to sell 3311 Toledo Road, a 174,000-square-foot office building in Hyattsville, Maryland. Mark Glagola, Senior Managing Director for Transwestern’s Mid-Atlantic Capital Markets Group, is the lead listing agent for the property.
“This presents an excellent opportunity to acquire a property with direct access to the Metro at a well-established, mixed-use project,” said Glagola. “The top two floors and first floor will be available for lease in the near future, and the property is well-positioned to capture a federal, state or county tenant that requires public transportation.”
The property is anchored by the Centers for Disease Control, which has a long-term lease for 55 percent of the building. The building is part of the Prince George’s County Metro Center Complex, which is currently undergoing a major revitalization. This project includes 1.3 million square feet of office space; 120,000 square feet of retail; 134 residential condominiums; and 910 multifamily/student housing units. The property is adjacent to the University of Maryland, College Park campus and offers easy access to Washington, D.C., and the surrounding area via the Yellow/Green Metro Line and Interstates 95 and 495 and Route 295.
