Rolling Road in Windsor Mill, Baltimore County, MD. Greysteel’s retail team led by Managing Director Gil Neuman is representing the seller, Dogwood Associates Limited Partnership.
Built in 1991 on 12.1 acres at the signalized Dogwood Road intersection, the center is 94% leased to 15 national and regional tenants and newly anchored by Indian-Asian grocer Bhavani Foods, an expanding East Coast chain with seven locations. Notable tenants include Family Dollar, Pizza Hut, Wendy’s, H&R Block, Wells Fargo Bank, and Dollar Tree. 38% of the center’s tenants have been occupants for over 10 years.
“The new long-term Bhavani Food Market and Dollar Tree net leases, new roofs, and parking lot makeover bolster an already attractive stable investment,” said Mr. Neuman. “Its position at a high-traffic signalized intersection draws a steady consumer base from surrounding dense demographics,” he added.
Within one mile of the property are 14,600 residents with an average household income of $69,000 and within three miles are 100,100 residents with an average household income of $78,000. The center is located less than two miles from the Social Security Administration, the centers for Medicare and Medicaid services, and an FBI Regional Office, which total over 16,000 federal employees. There is more than 3.4 million square feet of combined office space at nearby Rutherford, Meadows, and Rolling Heights business centers, which contributes to the average 51,060 daytime employees within three miles of Dogwood Station.
