11900 Old Baltimore Pike, LLC, an entity controlled by Isaac Pretter and Eron Sodie, has acquired the income-producing industrial facility at 11900 Old Baltimore Pike in Beltsville, MD for $5.45 million.

The building?s 72,222 square feet of distribution and office space commanded a sale price of $76 per square foot.

The seller was Beltsville I. CBRE Executive Vice President Bruce Strasburg collaborated with Marc Rampulla, Vice President, CBRE Capital Markets in representing the seller.

The asset is a single-tenant industrial property at the southern gateway to the Baltimore-Washington corridor that is fully occupied by a specialty flooring firm that recently signed a five-year lease renewal. Constructed in 1986, the building is located within four miles of I-95, I-495 and MD-295.
